Tract 1 and 2 will be up for auction, ending on October 22, 2024, at 12:00 PM. Both tracts consist primarily of highly productive tillable land, with Tract 1 totaling 54.32 acres (m/l), of which 53.15 acres are tillable (m/l), and Tract 2 covering 24.51 acres (m/l), with 99% of it being tillable. Both tracts feature a mix of Sharkey silty clay and Wardell sandy clay. The farm is currently non-irrigated but has the potential to be leveled and irrigated to enhance productivity. Tract 1 includes a house that is being sold "as is." Both tracts have access to electricity and public water. While the parcels are adjoining, they have different landowners. Tracts 1 and 2 could easily be farmed together as one farm and are being sold open for the 2025 season. With blacktop frontage and a great location, these tracts have the potential to be very user-friendly for the future farmer.
